(If you're new to the mortgage or real estate business, they are called "Fizz bows" in the trade.)

As I speak and teach around the country, I find little has changed in the last 30 years. New agents are still taught two basic things - "Farming" and calling on FSBOs.  I personally believe this is one of, if not the primary reason most newly licensed agents do not last two years in the business. The burnout rate for new agents is incredible.

I knew 30 years ago there had to be a better way. Unfortunately, it took me 24 years to find it.

1.  Low Cost Exposure to Potential Home Buyers:

-    For around $6 to $9 for each home, you can have potential home buyers calling you directly asking for information on a home. Plus, the $9 once spent can be recycled & reused.

-    It has been our experience that you should expect 10 to 12 in-bound calls the first two weeks after securing a FSBO Listing. Then the response drops off to around 3 or 5 per week.

-    After the first "flood" of calls, the 3 to 5 per week are usually highly motivated to get a home of their own. In other words - very good prospects.

-    REMEMBER - once the signs goes up - the calls just come-in, there's very little additional work except answering the phone and converting the leads!

2.  Opportunity for multiple closings from one property 

This is the traditional reason for getting a regular listing.

As agents we all were taught, you get a listing to get prospects and to get a sale. The idea was we secure the sale of the listed property and hopefully get one or more additional sales from persons who call about the listing. However, the difference here is with the increased number of calls you will get with our system, you don't have to worry about whether or not the FSBO Listing actually sells.

3.  Opportunity to Get Listings

The reason we, as real estate agents, were taught to call on FSBO's is to get their home listed. However, in the real world that's much harder than it sounds. Most agents I talk with don't really like calling on FSBOs. FSBO Sellers tend to be defensive. They think paying a real estate commission is a waste of money. And they have a significantly higher level of sales resistance than any other market segment.

That means you should be able to convert a much higher percentage of your listing calls. Because you have exclusive sign rights, and you've made it harder for a competitor to get to the seller, you've gotten most of the basic benefits of a listing. 

Plus, you have none of the legal obligations that go with an actual listing. In addition, you are in the very best position to get that listing should the seller decide to list. 

6.  No License Required

Because you are not getting a traditional listing but only offering marketing assistance, you can use unlicensed assistants to perform these duties.  You don't have to spend your valuable time calling on FSBO's, until they decide they want to actually list their home with a broker. Then, with the ground work already laid, you can move in and close the deal. 

This gives you a much better use of your unlicensed staff people. 

If your company won't allow you to do this program and not get a true listing, or your broker objects for some reason, then you have two alternatives. 10. You can profit from Over Priced Listings

     As an agent, one of the hardest obstacles to overcome when listing a home is the seller who is convinced his or her home is larger, better, nicer, etc, than any other home in the area; and therefore should command a substantially higher price than any other. 

     The quandary is, do you take the listing - knowing the home is overpriced; or are you going to be honest, confront the seller about their unrealistic expectations and risk losing the listing?
